Gresham Real Estate Market Update
The real estate market in Gresham saw an increase in closed sales (55) during December vs 42 sales in November. There was only 1 closed sale of homes valued $500K or more over the period of October – December. The inventory level remains high in all price brackets with the lowest in the under $250K bracket at 8.9 months and overall it is at 9.7 months worth across all price ranges.
Average sold prices have actually increased over the past four months ending December. Median sold prices have been more volatile with a low of $180K in October then bouncing up to $218K in November and down again to $206K in December. The average price of the active listings is equal to the sold prices in December at $223K. The median price of the active listings ($210K) is only slightly higher than the comparable median sold prices in December.
