Hillsboro Real Estate Market Update-January 2011
The real estate market in Hillsboro saw an increase in closed sales (75) during December vs 58 sales in October and November. There has been 6 closed sales of homes valued $500K or more over the period of October – December. The inventory level has been lowest in the $250-500K price bracket at 5.5 months and is around 8 months worth across all price ranges.
Median and average sale prices have increased slightly September through December. The average price of the active listings is dramatically higher ($314K) than the sold prices because of a couple really high priced listings that are currently on the market which skews the average upward. The median price of the active listings ($207K) is actually lower than the median sale prices suggesting that prices are under pressure.
